Choosing a new home can be a daunting process. But don’t be put off! Our sales manager will be happy to answer any questions you have and to explain the different stages of the home-buying journey.

WHAT IS INCLUDED IN THE PRICE?

  • Construction and finishing of the building and apartment in accordance with the plans
  • Landscaping and construction of roads and pathways in accordance with the plans
  • Fees for the installation and connection of utilities (electricity, water, sewerage, heating and air conditioning)
  • Connections prepped for phone, cable network and alarm systems
  • Interior finishing in accordance with the package selected
  • VAT at 22%
  • A two-year warranty

WHAT ISN’T INCLUDED IN THE PRICE?

  • Notary and state fees for entry into the sales contract (to be paid by the buyer)
  • Subscription fees for phone, data and cable TV networks
  • Subscription fees for alarm system networks
  • Furniture shown on plans
  • Cost of parking and storage spaces

RESERVING YOUR NEW HOME

Once you’ve found the right home for you, we’ll sign a simple written reservation agreement with you which is valid for one calendar month. You’ll have to pay the reservation fee of €5000, which forms part of the final sales price. We’ll then mark your new home as reserved on our website, so you can be sure that it won’t be offered to any other buyers.

ENTERING INTO A NOTARISED CONTRACT UNDER THE LAW OF OBLIGATIONS

During the month that the reservation agreement is in force, we’ll meet you at a notary’s office to enter into a sales contract with a deposit of 15% of the final price of the home (which includes the reservation fee of €5000). This contract will fix the price of your new home and the deadlines you’ll need to meet. The time of the transaction at the notary’s office will be arranged by our sales manager.

INSPECTING YOUR NEW HOME ONCE CONSTRUCTION IS COMPLETE

When the building is ready, we’ll invite you to join us for an inspection. We’ll review what’s been done, explain the technical solutions of your new home, show you around the building, answer any questions you have and make a note of the water and electricity readings in the inspection report.

ENTERING INTO A REAL RIGHTS CONTRACT

Once you’ve signed off on the inspection report, we’ll meet with you again at the notary’s office to enter into a real rights contract confirming you as the owner. At this point you’ll have to pay the remaining 85% of the cost of your new home. If you’re financing the purchase with a bank loan, a representative of the bank will need to be involved in the transaction as well.

GETTING THE KEYS TO YOUR NEW HOME

Once the real rights contract has been signed, we’ll celebrate with you by presenting you with the keys to your new home and a special gift from us.
